Firstly, we only work with sales mandates without exclusivity- that is to say that the owner can always keep the possibility of selling his property himself. For information, attached is an example of a sales mandate. After visiting your property, we will give you a free estimate in the goal of fixing a sale price.
We put in place our advertising network around your property
commercialisation on our web site, window panels, advertising in France in specialised press, advertising abroad (England and Holland, through the intermediary of our correspondents based in the countries. We ensure the visiting of your property and keep you informed as to the evolution of your file.
According to the Carrez law, for apartments, we can organise, at your cost, for a professional to establish a diagnostic for the absence of asbestos.
After negotiation, we establish a pre-sales agreement. We then send your file to the Notary Office for them to put together the project Act. We follow up your file, in partnership with the notary right up to the signing of the Act. We can also read the water and electricity meters to close all your accounts.
You wish to confide us with the renting of your property?
We invite you to get acquainted with our methods of management before making your decision. Firstly, for your information, we send you a an example of a general management mandate, which is a contract between you and us through which you authorise us to manage your property. This contract is set out in two copies, one for you and the other for us.
Our role consists of :
inding potential clients and sending them offers, including: the description of the lodging, a site plan, the asking price for the required period, the amount of the account to be paid for the reservation, after which we send them a rental agreement for signing. As soon as they arrive in our office, we ask them to pay for the remainder of the rent, taxes and a 160€ guarantee.
Informing you of the reservations of property stipulating the net period price for you.
- Ensuring the preparation of your property before the season and between renting. In this case, there are three possibilities:
1° : the renters leave the property in a clean state; no problem.
2° : the renters leave the property dirty; they pay the cleaning forfeit.
3° : the renters leave the property clean but the property requires our cleaning ladies to come in (tiling, windows, checking the oven...). In this case, the time spent by our cleaning ladies is included in our service.
- if at the end of the season certain small items are missing which were overlooked during the pre-season inventory, the missing articles will be replaced at your cost.
- carrying out end of season reports. The payments will be made either by bank transfer or by cheque around the 15th May for the winter season and the 15th September for summer. We will ask you to supply us with a complete and precise inventory and to send us the dates of your personal reservations before each season.
